Over the last 20 years working in the occupational and investment market, we have garnered a huge amount of information on exactly what occupiers are looking for when they select a site for their business. Their operational needs are constantly changing and we make it our expertise to understand how this affects their business – where they need to be, what they are looking for and the metrics they use to evaluate a site. Likewise, keeping abreast of the current construction and delivery methods, allows us to advise these occupiers on efficiencies to keep their costs down and to help make their businesses successful. This has earned us respect and the trust that we put together well thought through solutions to the schemes we develop for them.
With over four decades of combined industry experience, we have built up an extensive network of highly regarded professional and industry support professionals which we use to assemble the due diligence for the projects. We manage the development process to ensure that our clients and land owners receive best in class professional advice from pre-planning through to completion.
Our client is always the landowner and our solution is tailored to them. This ranges from an outright purchase of the land on an unconditional basis, a conditional purchase with the benefit of planning or finally, a joint venture. Each approach reflects a risk or timing profile which is most comfortable for the land owner. In turn, our overall aim is to deliver the best value for the land owner both for the land and for delivering the development.
We have a tiered funding pool for the different types and sizes of projects we are asked to undertake. This ranges from high net worth individuals, through to funds and development companies. Each of these funding sources have specific investment and return parameters that we will select as the most appropriate and cost efficient for each of our development schemes. Our scheme financing ranges from £1m to £15m. In each scheme Boudica Developments will invest equity, either in it’s entirety or in conjunction with a co investor.
The combined experience of the Boudica team in real estate development and advisory work ranges from site finding, financial modelling, construction and project management. We are focussed within the UK property market and have particular specialisms in the UK residential, commercial and retail markets. We offer concise and proactive advice. MEET THE TEAM
MRICS Qualified Chartered Surveyor
Nick is a MRICS qualified Chartered Surveyor with over 15 years of industry experience. He spent much of his early career at several of London's leading real estate advisory businesses including CBRE, DTZ and Cushman & Wakefield where he worked across the full spectrum of asset classes for institutional clients, property companies and high net worth individuals. Nick's primary focus is on investment and development acquisitions. He also has considerable asset management experience. Nick is responsible for sourcing, appraising and negotiating investment opportunities for Boudica Development clients.
Nick has an MSc in property valuation and management from Sheffield Hallam University and a BSc in Industrial Design from the University of Huddersfield.
Marcus has over 25 years’ business development and project management experience in commercial refurbishment and construction, dealing with blue chip businesses through to start up entrepreneurs. Having been a director in traditional, well as design and build construction firms, Marcus’s key role is to understand the feasibility of the development and to coordinate the professional team to deliver the scheme on behalf of the stakeholders.
Marcus has an honours degree in Psychology from London University.
